Canadian Rental Prices Surge with Fastest Annual Growth Since September 2023

The average asking price for a rental unit in Canada for February jumped 10.5 per cent year-over-year, marking the fastest annual growth since September 2023.
 
The data released on Monday by Rentals.ca and Urbanation stated that the average asking price for a rental unit in Canada was $2,193 per month. 
 
Both organizations analyzed the monthly listings from Rentals.ca. It revealed that the average monthly cost of a one-bedroom unit in February 2024 was $1,920 which was 12.9 per cent more from February 2023. 
 
Moreover, the average asking price for a two-bedroom was $2,293, which was also 11.3 per cent annual increase.
 
Alberta witnessed the fastest-growing rents with total average asking prices increasing by 20 per cent annually last month to $1,708. 
 
Meanwhile, British Columbia and Ontario recorded the slowest growth in February with an annual increase of 1.3 per cent and one per cent respectively. 
 
However, these provinces remain the most expensive for renters as the total average asking rents for B.C. is $2,481 and $2,431 in Ontario.
 
Another major finding of the report is traditional purpose-built rental apartments posted the fastest year-over-year price growth in February with an increase of 14.4 per cent as the rents averaged at $2,110.
 
The average rent for condominiums increased by five per cent to $2,372, while apartments in houses saw a 5.3 per cent rise to $2,347.
